Since the last update, we have been busy finalising the design to enable commencement of Phase 1 of the Lidcombe Masterplan, namely the renovation and expansion of the existing Lidcombe Club. An extensive value management process has been ongoing, in response to the well-publicised increase in construction costs. Design changes have been carefully assessed with the goal of reducing costs yet still delivering genuine member benefit and class leading facilities.
The Club has worked tirelessly with the consultant team to identify and assess areas of the project which can be simplified, accelerating the construction and reducing both cost and the impact of construction on the ongoing operation of the Club.
An on-grade car park between Board and Ann Street is proposed in lieu of the extension of the existing basement parking. This delivers additional spaces at a much-reduced cost and is an example of the core ethos of the value management process, to reduce cost without reducing the quality and functionality of the end product.
We are currently in the midst of a new procurement phase to tender the updated scheme with a view to a commencement date during the first quarter of 2024. We envisage that the bulk of the construction will be completed inside 24 months, with a range of staged opening during that period.
This ambitious project will deliver new restaurants, bars and café within the Club as well as a 500-person capacity grand ballroom and associated functions areas. Members will benefit not only from an increased range of food and beverage choices, but a club better equipped to deliver a wide range of member activities and entertainment.
